Planning House are overjoyed to have secured approval on behalf of our client for a self-build home in Ponteland.
The application site was a resubmission of a previous scheme to demolish the existing bungalow and construct a large, detached home on a centrally located site within Ponteland. We were initially approached to consider a potential appeal; however, instead of pursuing that route, we engaged constructively with the Council and collaborated closely with the architect and our client to develop an alternative proposal. The result was a revised scheme that aligned with planning policy, met the aspirations of our client, and was ultimately supported by the local authority.
While the site is not within the Ponteland Conservation Area, it is located nearby, so careful consideration was given to ensuring the new self-build home would integrate sensitively with the surrounding character. Despite objections raised by Ponteland Town Council, the planning authority acknowledged that the proposed design would not significantly deviate from the varied architectural styles present in the locality. The area has no strict uniformity in terms of design, scale, or layout, which allowed for a more flexible approach. Set back from the approach to the conservation area along Callerton Road, the new home was considered to have no greater impact on the setting than the existing structures nearby.
This approval represents a fantastic result for our client and another successful example of how Planning House supports those pursuing self-build home projects through effective planning strategy and meaningful collaboration.
