We’re pleased to share a significant planning success in Stockton-on-Tees, where planning permission has been granted for the comprehensive redevelopment of an existing bus depot site.
The approved scheme will transform an outdated operational facility into a modern, efficient and future-ready transport hub, supporting long-term employment, improved working environments, and the transition to low-emission public transport.
The Proposal
The application sought permission for the redevelopment of the existing Stagecoach bus depot to deliver a purpose-built facility designed around modern operational requirements and staff wellbeing.
The proposal responds directly to the need for upgraded transport infrastructure within the Borough, aligning with wider economic growth and decarbonisation objectives.
Planning House was pleased to prepare the Planning Statement for the application, working closely alongside Azuora Architects to help bring this ambitious scheme forward.

A reduced and rationalised site footprint, improving operational efficiency and overall site quality
Supporting the Transition to Electric Vehicles
A key element of the scheme is its ability to facilitate the transition to a fully electric fleet, ensuring the depot is equipped to support low-emission vehicles both now and in the future.
By incorporating sustainable design principles and flexible infrastructure, the approved development reinforces local and national decarbonisation objectives while safeguarding the long-term operational viability of the depot.
