New National Planning Policy Framework (2021)

If you’re writing a planning statement, appeal or determining an application STOP and take a look at the revised version of the National Planning Policy Framework.

The new Framework (or NPPF whatever you want to call it) has been published on 20 July 2021 and sets out the government’s planning policies for England and how these are expected to be applied.

This revised Framework replaces the previous National Planning Policy Framework published in March 2012, revised in July 2018 and updated in February 2019.

The 2021 Framework, amongst other things includes emphasis on creating sustainable and beautiful including the use of Design Codes.

The use of article 4 directions, particularly relating to change from non-residential use to residential use are also considered to be a hot topic.

There is also the inclusion of a handy annex on flood vulnerability classification at the end of the document.
