Planning House are delighted to have secured planning permission to regularise works to a detached outbuilding to enable the use as a garage/store with ancillary living accommodation at a property in Swinton, Malton, North Yorkshire.
We were contacted by a client in the process of selling his home, however works and use of a building had occurred without the necessary planning approval. As the unauthorised works and use caused potential concern in terms of the sale of the property a plan was formed with the client. We quickly prepared and submitted an application to Ryedale District Council to regularise the development. The application included a change in the use of the building which since 2019 had be used as ancillary living accommodation for the main house (i.e. as an annexe) along with external changes to a previously approved scheme.
We recommend you secure permission in advance of carrying out works or changing the use of a building where it’s necessary. However we understand that sometimes things like this do happen and there can be different solutions to the problem, take a look at our article Oh No I don’t have Planning Permission for more information.
