Planning Success – Householder Development in Eaglescliffe

Planning House were delighted to assist SJD Architecture in gaining planning approval for a householder development in Eaglescliffe.

The application sought planning permission for a substantial extension to a Grade II listed building within Eaglescliffe conservation area on the approach to Yarm. The approved development will provide much needed additional living space for this family home and connect the existing detached garage to the main dwelling to make the most efficient use of the space available.

The property had previously been extended and includes a detached garage which eroded the original scale, proportions and historical character of the building.  Planning House provided a Planning and Heritage Statement in which we demonstrated that the proposed extension which was also of a significant scale comprising a modern design would have a neutral impact on the character of the listed building overall.

We support this statement with further justification and case law to support this ‘neutral impact’ assessment, along with detailed drawings from the architect showing the original building in relation to the previous extension and then the proposed extension Stockton Borough Council accepted that the impact would be neutral and Approved the development.
