Planning Success – Prior Notification change of use to residential

We are delighted to have secured change of use from a vacant shop within Class A1 to dwelling within Class C3, including external alterations considered reasonably necessary to convert the building via a prior approval process, saving the client time and money.

Class E was introduced to the Town and Country Planning (Use Classes) Order 1987 (“the Use Classes Order”) on the 1st September 2020 and covers the former use classes of A1 (shops), A2 (financial and professional), A3 (restaurants and cafes) as well as parts of D1 (non-residential institutions) and D2 (assembly and leisure) and puts them all into one new use class.  However regardless of this change in use class of the application site there will be a transitional period that lasts until 31 July 2021.  During that transitional period, the changes to the Use Classes Order will not be applied to the General Permitted Development Order.

The application was therefore made under Part 3, Class M of the Town and Country Planning (General Permitted Development) (England) Order 2015 (As amended).
