Planning House are delighted to have secured outline planning application for a new home on land with complex history. The site is situated in part of a garden and former orchard, within the beautiful village of High Shincliffe, situated about two miles south-east of Durham City.
The site has an historical refusal of planning permission for residential development, however, despite an earlier refusal, Durham County Council Planning Team supported our proposal.
Our planning statement highlighted that there had been a change in planning policy and that the site has become substantially screened with mature landscaping. The screening of the site mitigated the previous reason for refusal relating to effect on character and appearance of the area through the loss of an open area of land is no longer an issue.
The site has a small number of trees within the site as well as along the frontage. We Care Tree Care provided an arboriculture assessment and protection plan. Demonstrating that any new dwelling could be located on the site without impacting on the health of the trees. As this was an outline application the layout of the dwelling would be subject to a future reserved matters application.
The majority of trees on the site are of low quality and low value. However it is the intention to retain as many trees on the site as possible as they provide established screening and a pleasant verdant characteristic. Given the space available outside of the tree root protection areas as demonstrated on the Tree Root Protection Plan any development can easily be provided without encroaching on these areas.
